Almost every kind of property we work on exists in Lisburn. There is older terraced and townhouse stock around the centre, very large amounts of post-war and 1960s to 1980s estate housing through Old Warren, Lambeg and the outer districts, modern development on the edges, and a real concentration of commercial and light industrial units. The post-war housing is where most of our sill work comes from, because those cast concrete sills are now at exactly the age where the surface starts breaking down.
Estate property here tends to generate well-defined improvement jobs, driveways and hardstanding, garage bases, boundary walls and general repairs, where access is straightforward and scope is easy to pin down.
On newer development here the work is usually additive rather than remedial: bases for garden rooms and outbuildings, extra hardstanding, and external works to finish off what the developer left basic.
Terraced property here brings genuine access constraints, with materials often having to come through the house or down an entry, and that affects both the programme and the price. Party wall considerations can also apply.
Commercial work here is planned around trading, which often means phased work, out of hours access, or keeping part of a yard or unit operational throughout.
The scale of consistent estate housing here works in your favour on sill restoration. Where a street was built to one specification the openings are a standard size, which makes the work efficient and the quotation straightforward.
