The town has a genuinely historic core with a conservation area around the castle and old town, Victorian and Edwardian property along the seafront and older streets, and extensive post-war estate housing behind. The defining factor for our work is the exposure: this is a seafront town and salt-laden air is hard on external surfaces.
Exposure on this side is hard on external construction, and material choice and detailing matter more here than they do inland if the work is going to last.
Terraced property here brings genuine access constraints, with materials often having to come through the house or down an entry, and that affects both the programme and the price. Party wall considerations can also apply.
Estate property here tends to generate well-defined improvement jobs, driveways and hardstanding, garage bases, boundary walls and general repairs, where access is straightforward and scope is easy to pin down.
Where a property sits in a conservation area or has listed status, external work can need consent and material choices can be constrained. We will raise it early rather than late.
Salt contamination is the practical issue here. Sills and rendered walls on seaward elevations weather visibly faster, and thorough washing down to remove salt before anything is applied genuinely affects how long the finish lasts. It is the one part of our patch where we would push hardest on preparation.
